Overview

Reporting to and partnering with the Vice President of Engineering & Operations, the Director of Facilities Operations provides leadership for the Facilities team and supports the facility needs of EMF Team Members and visitors. This multifaceted role combines the core requirements of a traditional Facilities Director with elements of a Facility Management, Maintenance Planning, Event Administration, and Customer Service in the operations, maintenance, and support of EMF-occupied facilities.

 

What You Will Be Doing...

 

  • Oversee and ensure optimal functioning of building operations including repairs, refurbishments, and the maintenance of mechanical, electrical, fire/life safety, plumbing, waste management, and elevators.
  • Oversee the day-to-day operation of the Facilities Department by providing leadership, direction, training, mentoring and other support to Facilities team members.
  • Evaluate and select contractors for facility projects and delivery of services.
  • Manage all maintenance issues and Help Desk tickets assigned to Facilities in a timely manner, with diplomacy, patience, and grace.
  • Manage the worship center, security systems, sprinkler systems, studios, and chapel.
  • Manage relationships with applicable vendors, contractors, suppliers, and landlords to best serve EMF’s needs.
  • Offer services on assigned projects concerning design, construction, development, or installation of buildings and facilities.
  • Supervise construction, equipment installation, renovation, and redesign projects, overseeing progress to ensure that timing, costs, and contract requirements are met. Inspect completed work for conformance to prints, specifications, and standards.
  • Work with applicable leadership to review design changes, equipment specifications/substitutions, and purchasing/accounting procedures.
  • Remain responsive to the facility needs of EMF team members, including furniture moves, hanging pictures, event set up and tear down, etc.
  • Diplomatically resolve facility requests and manage conflicts as needed, such as assisting in setup and teardown of sets and furniture for video shoots.
  • Monitor and enforce compliance with applicable safety regulations that pertain to the Facilities Department Ensure self and Facilities team members are current with all applicable training.
  • Establish and maintain schedules and procedures for effective preventative maintenance tracking/execution.
  • Perform and/or direct regular inspections, assessments, and maintenance of buildings, grounds, and infrastructure to meet EMF’s requirements and all applicable government regulations.
  • Manage the relationship and performance of janitorial services through periodic review and feedback from EMF team members.
  • Ensure that tools and equipment used in performing these job responsibilities are properly maintained, repaired, or replaced as required.
  • Schedule and coordinate repair and maintenance activities to prevent unnecessary interruptions to broadcasts and operation of other departments.
  • Identify actual and potential problems and devise and implement effective, timely, high-quality solutions.
  • Identify and implement cost saving measures while maintaining or improving quality.
  • Manage all vendor service agreements and invoice approvals using EMF’s software platform.
  • Demonstrate empathy and concern for team member’s requests.

What We Are Looking For...

  • Bachelor's Degree, or combination of education/training with relevant experience
  • Minimum 3 years’ experience in Facility Management/Leadership.
  • Minimum 5 years’ general facility maintenance experience.
  • Deep technical knowledge in a broad range of Facility-related disciplines, requests, needs, and priorities including:
    • Embedded technologies and infrastructure used in buildings, Alarm systems, computerized HVAC controls, etc.
    • Mechanical/HVAC, Electrical, and Plumbing
    • AC power distribution and backup power systems
    • Blueprint reading.
    • OSHA regulations and requirements
  • Knowledge of applicable software systems, including Microsoft Office Suite (Outlook, Word, Excel, PowerPoint, Teams), Workload tracking software (Help Desk ticketing system). AutoCAD experience preferred.
  • Demonstrated ability to troubleshoot and resolve facility equipment failures during meetings in conference rooms on demand.
  • Demonstrated ability to graciously meet and interact with team members, vendors, and guests.
  • Excellent interpersonal skills with the ability to develop sincere business/ministry relationships. Need to be seen as a team player, demonstrating a collaborative and flexible style, with a strong service mentality.
  • Strong written and verbal communication and presentation skills.
