- Ensure that lease schedules are appropriately updated in Lucernex for changes identified through collaboration with the Leasing team and variances found through reconciliations.
- Prepare and post monthly leasing related accounting entries, including straight-line and ASC 842 entries.
- Maintain inventory allocation and distribution records within the ERP.
- Prepare and maintain fixed asset records within the ERP.
- Prepare monthly and quarterly balance sheet reconciliations, including helping to identify and resolve transactions that need to be reclassified.
- Assist with the preparation of support for audit requests in relation to the ministry’s audits.
- Reconcile and record payroll activity in the G/L, including disbursing wages and salaries, deductions, taxes, and other withholdings.

- Oversee nationwide EMF directive to expand Dare to Dream (D2D) into new regions through state and national conferences and Superintendent, Principal, School Resource Officer conferences both state-wide and national.
- Work with new and existing nationwide partnerships to broaden and deepen D2D impact. For example, Ambassadors of Compassion (AOC), Megan’s Law, Koinonia Foster Homes, etc.
- Research and implantation of newest trending youth issues and interests, to sustain program relevancy.
- Recruit and vet potential speakers for Dare to Dream assemblies.
- Work with new and existing speakers on their presentations (coaching, training, empowering to represent EMF across the US.)
- Expand and develop relationships with Audio/Visual contractors to have multiple teams in multiple regions of the country.
- Initiate and negotiate contracts with new Speakers and Audio/Visual contractors.
- Working with AOC leadership on expanding reach of the Dare to Dream program, giving referrals of interested schools, and general support.
- Work with Alumni schools, who we have great relationships with, to introduce AOC program.
- Attend, partner with, and perhaps sponsor, church network conferences/events in the K-LOVE/Air1 major markets, to present our program to a wide group of churches.
- Work with church networks in the K-LOVE/Air1 markets where the assemblies take place, communicating so they understand our processes that will lead to the Dare to Dream Outreach Nights.
- Work with our remote teams in the K-LOVE/Air1 markets to prepare for Outreach Nights.
- Oversee preparation, planning of, and execution of four (4) quarterly Outreach Nights.
- Collaborate with Events Team to market and raise awareness of EMF brands.
- Oversee design and development of new content for presentations and executive reports.
- Collaborate with video teams, merchandise teams, and design teams for vision on any current or new projects. Keeping all visual items (videos, clothing, giveaways, logos, etc.) fresh and relevant.
- Oversee Focus Group process, including project launch, timeline for completion, guidelines and training for Focus Group leaders on site and capturing video testimonials.
- Assist the Donor Engagement Team as needed to help secure large donor gifts in support of the program.
- Examine and explore new streams of funding for D2D. (For example, Ambassadors of Compassion)

The Tower Site Operations Manager is responsible for ensuring EMF’s fleet of broadcast towers and radio facilities are routinely inspected and maintained to the highest standards. This includes working with Engineers and Project Managers in obtaining professional structural reports, scheduling tower crews for inspections and work (repair and maintenance), and long-term strategic planning for the sustained maintenance, compliance, and health of our towers. This role also assists Field Engineers with maintenance items for transmitter facilities, such as sourcing vendors for installation/repairs of air conditioners, generators, and groundskeeping.
Here's some experience we are seeking:
- Minimum 5 years of experience in broadcast or related industry, specifically working with communications facilities and towers.
- Minimum 3 years of general office work experience and prior supervisory experience desired.
- Demonstrated experience monitoring and tracking complex projects using databases and spreadsheets.
- Strong computer skills; advanced knowledge of Microsoft Office products (Word, Excel, PowerPoint, Outlook, and Visio).
- Ability to create graphs, charts, complex analysis within multiple systems, data parsing, and presentations.
- Must have strong written and verbal communication skills and possess presentation skills with an ability to clearly communicate technical issues in an understandable way.

What You Will Be Doing...
- Acts as primary contact point for Engineering, Site Development, and Leasing for EMF-owned tower information and issues, which vary based on situation and need.
- Acts as a liaison between Engineering and other departments such as Finance, Accounting, and Legal for tower-related projects, tasks, and issues.
- Keeps and maintains an accurate inventory of EMF’s tower structures in a shared database, logs and tracks maintenance issues, repairs, reports, and documentation for each tower.
- Maintains EMF’s tower corrosion management and maintenance plan, as required by TIA/222 and other regulatory statutes.
- Ensures towers are properly lighted and painted according to FAA/FCC requirements, such as FAA AC 70/7460-1M, etc. Works with NOC and Engineers to help resolve NOTAMs as they arise.
- Schedules and plans for routine maintenance and repairs of EMF towers, including lighting, paint, grounding, corrosion mitigation, and groundskeeping.
- Outlines and maintains EMF’s tower maintenance program, which includes scheduling, collecting, and organizing structural engineering reports and physical inspections by qualified tower crews and Professional Engineering firms.
- Reads, interprets, and disseminates accurate information from tower structural and inspection reports and other similar items.
- Creates, organizes, and maintains documentation on EMF-owned towers, as needed and directed.
- Advises the Director of Engineering of potential problems or improvements to existing Engineering processes; makes suggestions for improving processes, reducing expenses, and increasing efficiency.

You'll work closely with our Field Engineers, maintaining smooth signal transmission and troubleshooting errors to guarantee uninterrupted, crystal-clear reception ensuring people can receive the hope and encouragement that comes from our K-LOVE and Air1 stations. What you will be doing...
- Interpret and verify audible or visible signals received on transmitter remote control systems indicating transmitter or other related information at EMF’s facilities.
- Use basic troubleshooting skills to triage, isolate, and equipment operation via remote control and/or software/firmware problems in broadcast equipment.
- Take corrective and proactive action to resolve problems or report problems to Engineers.
- Actively coordinate, cooperate and communicate with Field and Contract Engineers to assist with the operation, testing, and remote repair of broadcast equipment (such as remote control equipment, satellite-fed equipment, and communications equipment) used in radio broadcasting.
- Verify daily delivery and integrity of transmitter and activity logs. In addition, prepare other reports including telemetry analysis as appropriate.
- Adjust Network Operations Center equipment to ensure uninterrupted service.
- Assist in various adjustments and repairs to EMF uplink and related equipment.

Operations:
- Accountable for the overall reliability and uptime of all EMF radio signals, Team’s effectiveness and job satisfaction, and controlling costs, implemented via multiple approaches, including:.
- Provide functional and strategic leadership for Engineering function and Team, ensuring ministry-wide collaboration and communication, facilitating appropriate resolution of issues and competing priorities. Ensure alignment of Engineering Initiatives with Ministry objectives.
- Establish and enforce procedures and standards for design, selection, installation, maintenance, operation, and repair of all equipment within Engineering’s responsibility, ensuring that all equipment is operating properly, safely, reliably, and legally.
- Ensure work performed is compliant with both applicable FCC rules and good engineering practice, with an eye toward reliability and high quality while maintaining or improving long-term cost efficiency. Ensure expeditious restoration to proper operation of any facility found to be out of compliance and encourage efforts toward the goal of reducing and eliminating broadcast facility downtime.
- Communicate with, and requesting work from, team members and engineers (including contract engineers) in other cities and states, both directly and through subordinates, to resolve technical problems.
- In collaboration with others, research, design, and develop new technologies and methodologies to improve Engineering operations.
- Preparing, approve, and manage departmental operating, personnel, and capital expenditures budgets.

- FCC First or General class license highly desirable.
- SBE, CBRE, CBTE, CSRE, CSTE, or CPBE certification highly desirable. DMB or AMB certification a plus.
- Minimum 10 years of Broadcast Engineering experience.

- FCC rules and regulations (at least 47 C.F.R. Parts 0-2, 11, 17, 73, and 74).
- Radio or Television Broadcasting, specifically Broadcast Engineering.
- RF Engineering, including exciters, transmitters, filters, antennas, microwave, and satellite.
- Radio broadcast facility design and construction, with a particular emphasis on transmitter sites (buildings, towers, power systems, etc.).
- Computer/IT hardware and software principles (networking skills required, programming skills a plus).
- Technical team leadership.
- Mathematical skills including probability & statistical inference, fundamentals of algebra, geometry & trigonometry, and application of these mathematical concepts to practical situations.
- Reasoning abilities, including the ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

- Experience working as a Project Manager with several to multiple business sponsors, timelines, and dependencies.
- PMI PMP certification desired.

- 2-4 years experience successfully planning, organizing, leading, directing, and managing projects.
- Proven ability to use leadership, influence, and conflict resolution skills to effectively manage the direction of projects to successful completion with measurable results.
- Proficiency with MS Project and MS Office products (Word, Excel, PowerPoint, Access, Visio, Outlook).

- Agile/Scrum or Six Sigma certifications and/or experience a plus.
- Bachelor’s degree, or combination of education/training with relevant experience.
A little More About the Job:
- Establish and maintain relationships at all levels across the Ministry to ensure the best delivery of project management.
- Drive change by coming alongside Executive Sponsors and project teams to help them achieve their goals through project scoping, monitoring milestones, removing roadblocks, and addressing needed decisions.
- Manage stakeholder expectations across key project constraints including budget, time, quality, resources, and scope.
- Develop comprehensive project deliverables including project plans, project vision, charter, goals and objectives, scope, schedule, and resource requirements.
- Create project risk and issue management plans and develop appropriate mitigation and contingency plans.
- Lead project team to ensure appropriate stakeholders are involved in all aspects of the project.
- Effectively utilize Project Management Life Cycle (PMLC) methodologies and incorporate best practices into daily work practices.
- Consult and collaborate with various levels of management and project stakeholders to create, review, and approve project proposals.
- Direct and coordinate the activities of project team members including team leads, team members, subject matter experts (SMEs), and other project stakeholders.
- Hold project team members accountable for completing project work on time, in scope, and within budget, meeting customer expectations.
- Identify, assess, and recommend innovative solutions that improve ministry operations and the ability to serve our customers.

As our Leasing Specialist (Tower Operations), you will play a crucial role in our mission to reach more people for Christ! Your meticulous attention to detail and seamless coordination with Legal, Finance, and Site Development teams will ensure the accurate management of crucial data. By assisting in EMF's acquisitions and dispositions, you'll contribute directly to spreading the message of Christ to a rapidly growing listener base!
Here's some experience we are seeking...
- 5+ years’ experience in lease administration, law, or similar/relevant field.
- Experience reviewing agreements/contracts.
- Basic knowledge and understanding of FCC Broadcast rules and regulations, a plus.
- Familiarity with legal and contractual terminology; knowledge of engineering terminology, a plus.
- Project management experience with the ability to independently plan, organize and administrate work and projects.
- Proven ability to deal with multiple, simultaneous problems in a systematic, logical manner.
- Strong ability to reconcile accounts and invoices, a plus.
- Excellent interpersonal skills with the ability to develop sincere business/ministry relationships in person, by phone and through written and email correspondence.
- Computer skills; advanced knowledge of Microsoft Office products (Excel, Word, Outlook), internet and research skills, and knowledge of SharePoint and Lucernex a plus.
- Demonstrated ability to work independently; establishing and meeting performance/ministry goals.
What A Typical Day Might Look Like...
- Responsibilities include, but not limited to summarization and abstraction of leases, updating, and improving the database with all lease abstracts; renewing/obtaining extensions; negotiation of renewals; communication with landlords; research lease issues and accounting discrepancies; and evaluation and analysis of lease documentation.
- Coordinate assigned lease processes from lease execution to rent commencement, with minimal supervision.
- Work directly with Landlords to procure new leases, renewals and/or renegotiate existing leases with the direction of the VP of Signal Development and support from Leasing Supervisor.
- Responsible for communication to landlords, tenants and vendors for various tasks including negotiating lease terms, securing amendments, notice of renewals/terminations, letters of intent, acquisitions, and dispositions. Assist in proofing legal documents.
- Assist Leasing Supervisor in the creation and implementation of systems and documentation to increase efficiency of department, including spreadsheets, forms, and checklists as necessary.
- Under guidance of Leasing Supervisor, partner with Legal Team to assist in the process of EMF Acquisitions and Dispositions; this includes gathering documents and accounting set up/terminations (lease, utilities, etc.) as necessary.
- Ensure quality control; verify and substantiate data accuracy, e.g., tower site coordinates, landlord contact information, lease term information, and rent payment schedules.
- Partner with Site Development, Legal, Finance, Tax, and other Departments to effectively manage data residing in various databases; assist other departments with contract/leasing questions; research discrepancies and verify validity of documentation in Contracts & Leasing resources.
- Perform other duties as assigned.
